The 3 most important factors (wait a minute, 3 (?), he said 5, what’s goin on here). Bear with me now, the 3 most important factors when selling a home are:
Location, Location, Location. Ok, that’s a really old real estate axiom, that is nonetheless very true. If like the rest of us, you can’t move your house to a better neighborhood than these 5 things will help.
- Price correctly - I know that this is the biggest club we as agents, use on our clients, but is the first and most important thing. This is especially true in this market. Short sales, REO’s, auctions are all making life difficult for the non-distressed seller. If you must sell, price your home competitively. If you don’t, your house will not sell.
- Maximize curb appeal - A little paint, a few flowers, trim the trees, mow the grass, you get the idea. This goes a long way towards getting buyers interested. It is worth taking the time to get a really good photo of the front of the home. Chances are the buyers have a lot of choices. They and/or their agent, are looking through dozens of homes on the internet and filtering them down to the ones that have the most appeal. To have any chance, your home has to make the cut.
- De-Clutter - When a buyer comes through your home, it is important for them to be able to mentally put their stuff in your house. That’s tough to do when your stuff is in the way. You don’t have to vacate your home but your moving anyway, why not start packing. By the way, if your garage is full of packed boxes, most buyers will understand.
- Stage - If you have already moved out, consider staging your home. If you have been through many new home projects, you have seen professional staging. The big, and not-so-big builders know that tasteful furnishing, not overdone, helps buyers visualize how they will live in a house.
- Make it easy to show your home - Agents love to see the phrases “go direct”, “call and go” , “leave a message and go”. If you make it difficult to schedule a showing, you absolutely will lower your chances of selling your home.
